I get asked almost every week: "Randy, is now a good time to sell?" And my honest answer is always the same: it depends on your situation, but if you come in prepared, sellers in Lodi are still doing well right now. Let me tell you what I'm actually seeing out here.
 
 
THE MARKET IN PLAIN ENGLISH
 
This isn't the crazy market of 2021, and honestly, that's fine. What we have right now in Lodi is a more grounded market where the right homes, priced correctly and presented well, are still moving. The median sale price is sitting around $490,000 to $500,000, depending on the neighborhood. Homes are going under contract in roughly 44 to 60 days on average, which is a big improvement from the 82 days we were seeing this time last year. There are over 200 active listings in the area, so buyers have choices, which means your home needs to stand out.
 
Mortgage rates are holding in the low-to-mid 6% range right now. That's stabilized things. Buyers aren't panicking; they're just being more thoughtful. And that's actually fine for sellers who know how to position their home correctly.
 
 
SO SHOULD YOU SELL?
 
If you've owned your home for five or more years, there's a good chance you've built up more equity than you realize, even accounting for the price adjustments we've seen recently. A lot of my clients are surprised when we sit down and go through the numbers together.
 
Something else worth knowing: buyers are coming to Lodi from outside the area in real numbers. People from the Bay Area, Sacramento, and even places like Honolulu and Knoxville are actively looking here. Lodi's reputation as an affordable, genuine wine country town is drawing serious attention right now. The city was just named a finalist for America's Favorite Small Town, and that kind of national spotlight brings real buyers.
 
The other thing I tell people is that waiting for a perfect market is a gamble. Nobody times it perfectly, including me. If you have a real reason to move -- upsizing for a growing family, downsizing now that the kids are out, unlocking equity for retirement, relocating for work -- there's a real cost to sitting on the sidelines that doesn't always get talked about.
 
 
WHAT ACTUALLY GETS A HOME SOLD RIGHT NOW
 
After 32 years and over a thousand clients, I know what separates the homes that sell quickly and for top dollar from the ones that sit. It comes down to three things.
 
Pricing is everything. Overpricing is still the number one mistake I see sellers make, and it's more damaging in today's market than it was when buyers were waiving inspections and writing love letters. A home that sits too long starts to feel stale to buyers, and price reductions rarely get you back to where you would have been with the right price on day one. Presentation matters more than ever. Most buyers today have already done a deep dive online before they schedule a showing. If your photos aren't great, they're moving on. Marketing has to go beyond just putting it on the MLS. You've probably seen the signs and the ads -- "We Buy Houses Fast, Any Condition." I get it, and I'll always be straight with you about your options.

Downtown and Midtown appeal to buyers who want walkability and that wine country character that Lodi is becoming known for nationally. North Lodi stays steady with good schools and easy access to shopping.
